What is Staging

Decorating is designed to make a house appeal to how a specific homeowner lives in a house. Staging is designed to make a house appeal to the maximum number of potential homeowners. Restate stagers are experts at knowing how to appeal to those masses.

How Does Staging Work?

At Restate, the staging process begins with an initial phone consultation to discuss your needs and develop a staging plan. After finalizing the plan and agreeing on a pricing estimate, we schedule a staging date and send the client our contract to sign. On the agreed-upon date, our stagers are provided access to the home to begin their work. Once the staging is complete, we notify the client, and the home is ready for professional photographs which is the next critical step in showcasing your property to potential buyers. The staging inventory remains in the home rent-free for 60 days. If after this time the home has not sold, the inventory can be removed if the client wishes or it may remain in the home, and a monthly rental fee will be charged until removal. The fee is 20 percent of the initial invoice amount. Restate recommends leaving the furniture in the home at least until the appraisal has been completed.

When Should I Stage My Home

Most buyers begin their home search online, so their first impression comes from your home’s photographs. You only have seconds to capture their attention, so those images must be stunning and inviting. Restate stagers understand how to stage a home to ensure it photographs beautifully, which is why staging should always be completed before your home goes on the market. Additionally, it’s important to keep the home staged through the appraisal process to maintain its best possible presentation.

Success Stories

Eastwind Drive, Indianapolis, IN This home was listed for 63 days before it was staged by Restate. After staging, it received an accepted offer in only three days. Staging helped show how the extremely traditional floor plan could feel fresh and modern.
Knightsbridge Lane, Fishers, IN After more than five months sitting vacant on the market, the homeowners hired Restate to stage this home, and it then went under contract in less than 10 days. Staging can help any dated house feel fresh and new if curated in the right way.
Wood Spring Lane, McCordsville, IN This vacant home sat on the market for 120 days with very little activity. The agent hired Restate to stage it, relisted it, and had it under contract in only three days. While vacant, the home looked too small to fit adequate furniture, but staging showed how big the house actually is.

Staging Statistics

The Real Estate Staging Association (RESA) surveyed 6,300 staged homes in 2022 and found the following:
Sold Over List Price
Sixty-three percent (63%) of owner-occupied homes that were staged sold for 20% over the listing price on average. Sixty-one percent (61%) of vacant staged homes sold at 18% above asking price on average.
Increased ROIs
Owner-occupied staging boasts an average return on investment of 2,770 percent, delivering a nearly $28 return for each dollar invested, while vacant properties yield an average ROI of 1,619 percent, or an almost $16 return per dollar spent. These numbers are based on the 2022 average listing price for properties in the US, which was $348,079.
Days on Market
The average days on the market for staged vacant properties in 2022 was about 19 days. The average days on the market for owner-occupied staged properties was 14 days.

Tips for Hiring a Stager

As a member of the Real Estate Staging Association (RESA), Restate Home Staging adheres to RESA's recommended best practices for hiring a stager, which include the following tips.
  • View the stager’s portfolio. Is the stager’s work professionally photographed? Does the staging style fit the architecture of the home? Are the photos actual depictions of the stager’s work? Some staging companies use stock photos, but you should look for stagers who only use photos of their own work. To test this, copy a photo URL from their website and paste/search it in Google Images. If the results don’t show that image for sale on stock photo sites, that’s a good sign.
  • Inquire about the staging company’s inventory and resources. Ask whether the stager owns their own furniture or if they rent it. It’s important to understand whether you will be entering into an agreement for rental with the stager or a third party.
  • Check references. Ask the stager for references and check them out. A professional stager understands the importance of great references and they should have them available.
  • Understand the contract. Be sure you understand the contract. Written contracts provide you with a legal document outlining the scope of the work and expectations. This will ensure that no one can claim any misunderstandings later. Should a dispute arise, you can simply refer to your contract for a resolution. If you don’t understand something, ask for an explanation. If your stager does not offer a contract, this is a red flag.

Step #2
Once the estimate and timetable are agreed upon, a start date will be scheduled and work will begin once a signed contract is returned to Restate.
Step #3
Payment is due upon completion of the job and can be made via check, Venmo or Zelle for your convenience.
